Plus de 100 experts du secteur immobilier suisse ont \u00e9t\u00e9 interrog\u00e9s \u00e0 cet effet. Les partenaires de coop\u00e9ration sont l'ETH Zurich, l'EPF Lausanne ainsi que la Haute \u00e9cole zurichoise des sciences appliqu\u00e9es ZHAW. Les chiffres cl\u00e9s se basent sur plus de 15 000 objets repr\u00e9sentant une surface totale de pr\u00e8s de 72 millions de m2. Selon le FM Monitor Benchmark, les frais de gestion moyens des immeubles de bureaux et administratifs s'\u00e9l\u00e8vent \u00e0 CHF 29.90\/m2 (frais du propri\u00e9taire et frais annexes). Les frais de gestion des immeubles commerciaux sont similaires \u00e0 ceux des immeubles de bureaux et administratifs avec CHF 28.40\/m2. Les objets utilis\u00e9s pour l'industrie et l'artisanat sont moins chers \u00e0 g\u00e9rer. (Graphique : www.pom.ch)<\/figcaption><\/figure>\n<h2><strong>L'optimisation des surfaces perd de son importance<\/strong><\/h2>\n<p>Le FM Monitor de cette ann\u00e9e a constat\u00e9 peu de changements dans les tendances. \"Les dix principales tendances restent stables cette ann\u00e9e encore et indiquent l'orientation \u00e0 long terme de la branche\", explique-t-on chez pom+. Seule la standardisation croissante des offres de prestations FM a \u00e9t\u00e9 ajout\u00e9e, le th\u00e8me de l'optimisation des surfaces perdant en revanche de son importance. Cette ann\u00e9e encore, la qualit\u00e9 des donn\u00e9es est en t\u00eate de liste. En effet, seules des donn\u00e9es fiables permettent de piloter les biens immobiliers et les prestations de services, elles sont des facteurs cl\u00e9s pour l'augmentation de l'efficacit\u00e9 et l'optimisation. L'importance des donn\u00e9es SIG et de navigation ne cesse \u00e9galement de cro\u00eetre. Parall\u00e8lement, des th\u00e8mes tels que le Big Data, qui permet d'\u00e9valuer de grandes quantit\u00e9s de donn\u00e9es, deviennent de plus en plus importants pour le march\u00e9 du FM, comme le montre l'estimation d'un nombre croissant de personnes interrog\u00e9es.<\/p>\n<h2><strong>Gestion de l'\u00e9nergie<\/strong><\/h2>\n<p>Autre constatation du benchmark FM Monitor : malgr\u00e9 la tendance \u00e0 l'augmentation de l'efficacit\u00e9 \u00e9nerg\u00e9tique, les chauffages au mazout sont encore tr\u00e8s r\u00e9pandus en Suisse. Par m\u00e8tre carr\u00e9 de surface de r\u00e9f\u00e9rence \u00e9nerg\u00e9tique, les chauffages au mazout rejettent 28 kg de CO2 dans l'atmosph\u00e8re. C'est plus de deux fois plus que pour un chauffage \u00e0 distance. L'augmentation de l'efficacit\u00e9 \u00e9nerg\u00e9tique constat\u00e9e dans l'analyse des tendances comme t\u00e2che de plus en plus importante dans le Facility Management va de pair avec ce r\u00e9sultat. Ainsi, les r\u00e9seaux \u00e9nerg\u00e9tiques intelligents pourraient mesurer, r\u00e9guler, contr\u00f4ler et optimiser la consommation d'\u00e9nergie dans les b\u00e2timents. Il en r\u00e9sulte une situation gagnant-gagnant : au bout du compte, une augmentation de l'efficacit\u00e9 des co\u00fbts et une am\u00e9lioration du bilan \u00e9cologique. Malgr\u00e9 l'adoption de la Strat\u00e9gie \u00e9nerg\u00e9tique 2050 en mai 2017, la tendance \u00e0 l'utilisation de sources d'\u00e9nergie alternatives est en recul dans l'enqu\u00eate actuelle.<\/p>\n<h2><strong>Convergence du FM et de l'IT<\/strong><\/h2>\n<p>Les nouvelles technologies ne jouent pas seulement un r\u00f4le dans la gestion de l'\u00e9nergie. Les smart buildings contribueront \u00e0 ce que l'environnement de la gestion immobili\u00e8re \u00e9volue rapidement vers le Digital Real Estate. Le Building Information Modeling (BIM) joue \u00e9galement un r\u00f4le de plus en plus important pour le Facility Management. En effet, les infrastructures informatiques (capteurs, smart devices) sont de plus en plus consid\u00e9r\u00e9es comme faisant partie de l'infrastructure du b\u00e2timent. Il en va de m\u00eame pour les services tels que les helpdesks. La fusion du Facility Management et de l'IT s'effectue de plus en plus rapidement, une grande majorit\u00e9 des personnes interrog\u00e9es est par cons\u00e9quent d'avis que le FM et l'IT vont partiellement ou m\u00eame totalement fusionner.
